What to expect when building a new home

So you’ve bought your block of land and need to find a builder. We’ve prepared a basic step-by-step guide to building a new home or an investment property in New South Wales.

From building and NSW development approvals, through to surveying and site-works, most builders offer expert project management services to take care of these finer details on your behalf. Before you start searching for a builder, we’ve outlined the basic steps to get you underway.


Step 1: Building Site Inspection

A site inspection is essential to review your building options. During the inspection, your builder should help you consider important factors for your build including the size and shape of your home, as well as the orientation of your site. This will determine how your home can be designed to best suit the block and your needs.


Step 2: House Design

The design phase is imperative to ensure you get the most from your new home. This is when you will decide on inclusions, colour schemes, etc. and finalise the draft. Your builder should always have your budget in mind while creating the design.


Step 3: Final Amendments

Once you have approved your design, you should be provided with a detailed written quote from your builder. This is where you will be able to see what aspects of your build are the most expensive, and where the majority of your money will be spent.


Step 4: The Build

If you’re happy with the quote, building can commence. There are several stages of construction including forming and pouring your concrete slab, putting up wall frames and roof trusses, as well as brickwork and fitting of doors and windows. When the building is complete and certified, you’ll be able to wander through your new home!


Step 5: Settlement

Upon completion of the build, your builder will conduct an on-site handover for you. You’re free to move in and enjoy your brand new home!

If you’re building in NSW, the state government requires your new build to comply with regulations known as BASIX. This includes making the home environmentally friendly, such as installing a water tank on the property.
